SBA UPDATE FALL 2026
SBA UPDATE: FALL 2026
The final quarter of 2026 is upon us, and we hope this has been a fruitful year for your business so far. As you look ahead to 2027, the Small Business Administration has announced some financing updates and options created to help you strategically grow faster and stronger.
First, we’re pleased to announce that manufacturers with NAICS Code 31-33 will continue to have the upfront guaranty fee and annual service fee waived on SBA 504 loans. These waivers were enacted last year in the fall to encourage the growth of the country’s manufacturing base. The program was originally scheduled to sunset this fall but has been extended through September 30, 2027.
Beginning October 1, 2026, and running through September 30, 2027, the SBA 504 fee waiver program also applies to qualifying food supply chain businesses and businesses in rural areas. Food supply chain NAICS Codes are: 1111, 1112, 1113, 1121, 1122, 1123, 1124, 1125, 1129, 1141, 1151, 1152, 423820, 4244, 4245, 424910, 445110, 4842201, 4842301, 493120, 493130. We will help you to leverage any savings that apply to you. As an additional benefit, interest rates for eligible rural and food supply chain businesses will be lower than non-eligible projects due to the waiver of the annual service fee.
This is also an opportunity to remind small business owners in all sectors that access to capital has doubled as of July 4, 2026. Qualified borrowers may combine SBA 504 and 7(a) loans to access up to $10 million in SBA-backed funding for expansion projects, fixed assets, and operations. 7(a) loans do not count against 504 capacity, but 504 loans do count against 7(a) availability. so remember to have your 7(a) funding approved first. Unlocking this powerful new structure means you can pursue bigger projects backed by reliable, flexible financing you can trust.
For small businesses operating in all industries, SBA 504 financing remains a solid solution for growing your company. Our team looks forward to helping you do just that by leveraging these innovative options that create new jobs and new opportunities.
